Asbestos House Demolition or Removal

Basically, an asbestos demolition survey would be required to identify the asbestos hazards, then an asbestos removalist would be engaged then an asbestos assessor would issue a clearance before demolition of the building.

Asbestos Removal

Why do you need Asbestos Removal? Asbestos is a problem in buildings because exposure to it can lead to one of a number of health issues. The fibres can be inhaled and, once in the lungs, can cause problems later in life. Asbestos fibres can lie dormant in a person’s lungs for between 15 and 50 years, meaning that the diseases caused by asbestos exposure can often occur many years later.

However, if at any time the asbestos could be disturbed, there is a risk that fibres will become airborne, leading to dangerous exposure. Asbestos becomes a problem when the fibres are disrupted and become airborne, making it possible for people to inhale them. This can happen through planned construction or renovation of a building, or if an asbestos containing material is damaged. Asbestos fibres cannot be seen or smelt in the air, and the impact of their inhalation is not immediate. This adds to the danger of asbestos exposure, and underscores why proper management of asbestos today is something that will impact the health of people for decades to come.

Class A & Class B Clearance Certificates

All Class A and Class B licensed asbestos removal work must be independently reviewed by a licensed asbestos assessor to ensure that any exposure risk is minimised and that the building or property is safe for reoccupation. A licensed assessor’s duties include air monitoring, as required by law, during asbestos removal work and issuing of clearance certificates once asbestos removal has been completed to show that the building is safe for reoccupation. AzHub contractors are experienced licensed asbestos assessors who are trained in accordance with regulatory standards.

Asbestos Air Monitoring

There is a difference between air monitoring and quality control monitoring for asbestos removal or encapsulation work. Both relate to safeguarding individuals' health, but 'quality control monitoring' places emphasis on confirming that the job is completed to a satisfactory standard.

Control air monitoring must be conducted during Class A removal work and may be conducted during Class B removal work.

Clearance air monitoring is conducted within the enclosure after the asbestos has been removed.

Background monitoring may be conducted before removal work to ascertain asbestos fibres in the air.

Reassurance air monitoring may be conducted after removal work to assure the occupier that the environment is safe from asbestos fibres.

Perimeter air monitoring may be conducted during site works, particularly on school grounds or if asbestos removal work is being conducted in an environment close to other houses, schools, play centres etc.
